What is your price per square foot?
In order to answer this question, we need to know specifics in regards to design of the home, size, quality and type of the interior and exterior finishing materials, and the building lot you have in mind, and its topography. For instance, in our local building area, many of the lots are sloped. An experienced builder knows that if large amounts of engineered fill will be required, this can be costly. We suggest you make an appointment with us to determine an accurate price for your home.

We live out of area, is it possible to have our home built when we’re so far away?
Yes. Once you have chosen your plan and a pre-construction specification contract is complete, we can communicate quite nicely through email, and telephone. We will send photos of your home, during different phases of construction to keep you informed of its progress. A walk through visit prior to closing would be necessary to ensure you are satisfied, as well as familiar with the maintenance of your new home.

How long does it take to build a home?
Typically, an average sized home in this area (1350 - 2500 sq. ft.) can take anywhere from 3 to 5 months from excavation to move-in. Of course, the larger the home, the longer it will take. Keep in mind that the pre-construction process (choosing and customizing your house plans, arranging financing, interior & exterior selections, etc.) can often take a month or two before construction even begins, so be sure to include this in your timeline estimate. Also remember that as a custom home builder, our homes are not all one-of-a-kind, unlike that of spec. homes - individuality and customization takes a bit more time.

What’s included in the quoted price for my home?
At StoneBrook Developments we want to make your homebuilding experience as enjoyable as possible, so we have an all-inclusive pricing policy. The house price quoted includes the house, the lot, GST, legal fees, and disbursements.

What is the procedure for making "custom built" requests?
We want to assist you in customizing your new home to be truly unique and built to meet your needs and specifications. Customizing your home requires co-ordination with our internal administration, purchasing and construction processes as well as with our plumbers, painters, electricians, cabinetmakers, etc.
After reserving a lot, with a deposit, and prior to signing a Contract, you will choose your 'wish list'. We will provide you with a list of several of commonly asked for requests from current homeowners. Custom built items that you choose to incorporate into your home will be listed on a Change Order after a Contract is signed. This Change Order becomes part of your Contract with StoneBrook Developements. All items on a Change Order must be finalized within 14 days of signing a Contract. All Change Orders are paid for on closing.

Why do upgrade options cost more than at the hardware store?
You may well find certain options cheaper at home improvement discount stores. Few vendors order enough parts from a manufacturer to receive the pricing break of a national chain. Keep in mind that those prices do not necessarily include all the items necessary for installation of the product. Additionally, they do not include the builder risk, builder warranty, administrative tasks, scheduling, insurance, co-ordination with other trades, delivery, etc.

What warranty will my new home have?
StoneBrook Developments is licensed as a residential builder by British Columbia’s Homeowner Protection Office. Through the Homeowner Protection Office we provide the 2-5-10 Year Home Warranty on all the houses we build - the strongest construction defect insurance in Canada. Coverage includes 2 years on labour and materials (some limits apply), 5 years on the building envelope and 10 years on the structure of the home.
